Buying Home under Market Value in Calgary is Achievable.

A Buyer should work with an experienced Buyer’s Realtor that will provide:

 

 

1)  Buyer’s Realtor Service: As a Buyer it’s not advisable to work with the Listing Realtor for a home you have seen for sale. The Listing realtor has a contract with the Seller & has been hired to sell home for maximum price. Work with a Buyer’s Realtor who has no Contract with the Seller, (no conflict of interest) and works for the Buyer, not the Seller. The Buyer’s Realtor negotiates the best price for the Buyer not the Seller. Great advice and will save you money.

2)    Recent Sold Home prices for community & style of home you are buying. This will allow the Buyer to compare, save money & select a home under market value.

3)   MLS History for each home on the market: shows price reductions, how many times listed, what did home sell for last time on the market.

4)   Days on market: many Realtors only tell Buyer the days on market for the present listing, e.g. 15 days. They forget to tell you it’s been listed by 4 Realtors and been on the market for over a year!

5)    Costs to renovate & upgrade home before you buy, will save you money.

6)    Location & future developments need to be assessed and may affect the price of the home now & in the future.

 7) Resale Value. When you buy a home can you re-sell it easily. Location, house layout, # bedrooms, # bathrooms, & basement development all affect Resale Value.
